Edgemere Commons Wins New York City Council Approval

We are pleased to announce the unanimous approval of the Edgemere Commons development by the New York City Council. Deemed a mayoral priority, this is the largest affordable housing project to undergo review under CEQR since the City passed the Mandatory Inclusionary Housing zoning text amendment in 2016. Sam Schwartz prepared the EIS for the project, working closely with The Arker Companies and Slate Property Group development team, and Akerman LLP as land use and environmental counsel.

Over the next decade, the former Peninsula Hospital site in Edgemere, Queens will be transformed by nearly 2.4 million gsf of mixed-use development. Its eleven buildings will feature more than 2,000 units of affordable housing. The project will also bring a new supermarket, community facilities, and publicly-accessible open space to the neighborhood.

The EIS addressed key issues concerning local and municipal stakeholders, including impacts on schools, open space, traffic, and air quality. Critically, given the site’s location on the Rockaway Peninsula, it also assessed how the project’s climate resiliency measures will respond to projected sea-level rise.
